The Projects

We spend a lot of our time assisting clients in gaining a certificate of lawfulness which is a document confirming that a proposed or existing development is lawful under planning law. It essentially provides written confirmation that planning permission is not required, or that an existing development is legal and exempt from planning enforcement action. There are two main types: one for proposed development (CLOPUD) and one for existing development (CLEUD). 

We have recently gained Certificates of Lawfulness for the following uses:

Marshfield - use of butchers as a dwelling in breach of a condition attached to the original planning permission

Cold Ashton, Bath - use of a holiday let and rural worker dwelling as two dwellings in breach of conditions attached to the original planning permission

Somerset - use of land as residential and use of workshop as a dwelling

Batheaston - use of an annex as a dwelling

Various locations - use of a house as a House in Multiple Occupation - student accommodation
