The Project

Tadman Planning Consultants were instructed to assess the potential for converting an existing stable building into a dwelling however initial pre-application advice from the Council indicated that the proposal was unlikely to be supported. Following a detailed review of the policy position and the characteristics of the buildings, we challenged the conclusions reached and engaged further with the Council resulting in a revised and positive pre-application response. This enabled us to confidently submit a full planning application to convert the building, remove a number of poorer-quality structures and replace them with carefully designed extensions, together with a garage and wood store.

The scheme was developed in close collaboration with Tea Architects to create a high-quality rural conversion. Ecological surveys confirmed the presence of bats and we worked with Avon Ecology to incorporate appropriate mitigation and enhancement measures, including replacement roosts within the new buildings. The clients were also keen to maximise biodiversity benefits, and the scheme includes additional bird nesting features and design measures allowing swallows to access the new outbuildings.

Planning permission was granted in February 2026.
