The Project

Tadman Planning Consultants were asked to support Wraxall and Failand Parish Council in assessing an application for up to 200 homes in Failand, Bristol. The commission involved preparing a detailed planning objection on behalf of the Parish Council, critically examining the proposal against the statutory development plan, the recently adopted Wraxall & Failand Neighbourhood Plan, and national planning policy within the National Planning Policy Framework.

The submission set out a comprehensive planning case addressing the principle of development, Green Belt policy, sustainability, settlement character and infrastructure capacity. Particular emphasis was placed on demonstrating that the proposal represented inappropriate development in the Green Belt, would cause significant harm to openness and the rural character of Failand, and conflicted with the spatial strategy directing growth to more sustainable settlements. The objection also identified concerns relating to infrastructure provision and highway safety and has been submitted to North Somerset Council for their consideration.
