The Project

The site originally comprised a single bungalow, however the overall size of the site presented an opportunity to optimise development potential. We advised on a scheme for the demolition of the bungalow and redevelopment of the site to deliver four dwellings, supported through pre-application discussions with the Council.

A key constraint was a large tree within the front garden which significantly limited the layout. Following advice from a specialist arboricultural consultant, it was confirmed that the tree was in poor condition, had a limited lifespan and was unlikely to warrant protection.

Working alongside a well-regarded Bath-based architect, a high-quality scheme for a terrace of four dwellings, with parking to the rear, was developed. Positive pre-application advice was received and outline planning permission was subsequently granted in February 2025.

We are very pleased to confirm that Reserved Matters were approved in July 2026. We are looking forward to seeing this scheme being constructed and the development taking shape on site.
