The Project

We were instructed to prepare and submit an application for outline planning permission to redevelop a former garden centre site in the Bristol/Bath Green Belt for 15no industrial units earlier this year, the application has now been submitted and is under consideration by Bath & North East Somerset Council.

The garden centre had unfortunately closed some years ago but had been granted a certificate of lawful use as a garden centre thereby confirming that it was previously developed land. The site had also been subject to pre-application advice before we were involved however, working with Nick Morley Architects, the application was put together with supporting information including Ecology and BNG reports, Transport Statement, Sustainable Construction Checklist, Flood Risk Assessment and Economic Statement. All of this information plus a robust policy argument for the development was pulled together in an overarching detailed Planning Statement. We are now hoping for a decision in early 2026.
