The Project
Tadman Planning Consultants were instructed develop and submit a planning application for a self-build dwelling in the former Mendip District area. The application has required careful justification against Policy DP24 of the Mendip Local Plan Part II which allows the erection of a single self-build dwelling outside of the housing development boundary of villages such as Doulting, Oakhill, Stratton on the Fosse and Norton St Philip etc.
The application was sadly recommended for refusal by Officers however, with some careful work, we were able to gain the support of the Parish Council, Somerset Councillor and neighbours. The application was then considered by the Planning Committee where the Members recommended approval which was a great relief to our client.
While the legal agreement to secure the dwelling as a self build house was progressing, we negotiated with the Planning Officer to ensure that there all the recommended pre-commencement or pre-occupation conditions were satisfied before the decision was issued.
Planning permission was granted in early July 2025.
